Project Overview

The Edgemont project will transform the corner of Woodmont Avenue and Edgemoor Lane through the development and construction of a new 15 story, 154 unit multi-family property. Incorporated into the building is an exciting glass and metal panel facade that will match the curve of Woodmont Avenue and tie the building to its surroundings. The project will also create a new public green space along Edgemoor Lane, providing a new neighborhood amenity and greatly improved streetscape experience.

Ongoing and Upcoming Work

With much of the scaffolding removed from the roof, work at the top of the building is moving forward quickly. Metal panels around the penthouse and mechanical screenwall are currently being installed, along with the rooftop pavers.

Windows and masonry are both substantially complete and the metal panel installation is not too far behind. Balcony railings are underway which are some of the last facade elements left to install.

Unit framing, MEP rough-in and drywall is complete up through the building, the focus now is unit finishes which are progressing halfway up the building at this time.

The start of sitework (sidewalks, tree pits, curb & gutter) around Edgemoor and Woodmont started earlier this month. There may at times, be flaggers redirecting pedestrian traffic to ensure the safety of those around the project.

Construction is underway at the pocket park that is being provided in front of 4903 Edgemoor Ln. This park will be an outdoor amenity to the neighborhood, providing seating and tables amongst new green areas and a bike/scooter share location.

COVID-19: At this time the project remains open and is following the guidance provided by State and Local Public Health officials. Should anything new occur regarding direction from Federal, State or Local officials in the response to the COVID-19 pandemic, we will keep you informed on how it will affect the project. In an effort to practice social distancing to the extent possible, work hours onsite will extend from 7am to 7pm.

Current and upcoming activities include the following:

  • MEP rough-in
  • Site utilities
  • Facade Construction
  • Drywall
  • Unit Finishes
  • Elevators
  • Park Construction

Work with Potential Noise

It is reasonable to expect some noise with all the large equipment and truck activity throughout these phases, but we will work to minimize the impact as best we can. Construction activities will abide by Montgomery County’s requirements for schedule and noise.

Roadway and Sidewalk Impacts

Through multiple coordination meetings with MCDOT and Bethesda Urban Partnership, we have developed a plan that provides pedestrian access around the project site. In order to accomplish this and allow for safe construction deliveries, the project will utilize the curb lane along the west side of Woodmont Avenue and the curb and one drive lane on the north side of Edgemoor Lane. The roadways around the project will receive new construction signage and temporary striping to direct traffic accordingly. During the early stages of the project there will be periodic daytime sidewalk closures necessary for new utility crossings. The pedestrian path of travel along Woodmont has been shifted off of the sidewalk and along the concrete barriers that run down the curb lane, this configuration will remain in place for the majority of the project.
