Acquisitions Criteria and Submissions Process Please contact the individual acquisitions officer for your region or his/her assistant prior to sending any new submissions. Equity Residential maintains an extensive database to help us determine if we have any interest in the property and if it has been submitted previously.

To complete a preliminary pricing analysis, Equity Residential requires the following information:
  • Full property description
  • Previous year's year-end operating statement
  • Current tax bill
  • Terms of financing (if assumable)
  • Market information
  • Color photographs (including sales and rental comps)
  • Location map
  • Current rent roll
  • Year-to-date detailed operating statement
   
Primary Target Markets We seek properties in major metropolitan areas and growing markets nationwide, typically with 200 units or more.

Our primary target markets include:
  • Boston MSA
  • New York including the Route 95 corridor in Connecticut and New Jersey
  • Washington D.C. MSA
  • Southern Florida including Palm Beach, Broward and Dade counties
  • Chicago MSA
  • Seattle MSA
  • San Francisco Bay MSA
  • Los Angeles MSA
  • Orange County
  • San Diego County
   
   
Asset Age We prefer developments from 1990 or newer, but we will consider older properties with quality construction and desirable location. Equity Residential will acquire renovation/repositioning opportunities.
   
   
Deal Structure and Size We will typically engage in all-cash transactions, but we will consider assuming existing financing or seller financing if the terms are favorable. As an UPREIT, Equity Residential is able to issue operating partnership units as an alternative to cash, providing the seller with tax deferment advantages.

We will consider acquisitions ranging from single assets to large property portfolios.
